Sell Your Home Faster And For More Money

Recently my wife and I have been contemplating putting our home up for sale. As such, I went out and talked to as many professionals as I could (realtors, developers, builders, architects, etc.) to ask them how one goes about maximizing their home’s value and desireability factor. Some suggestions were simple and some more elaborate or expensive but here’s a few lost cost ones that I discovered:

 

1. Enhance your Curb Appeal

They say that buyers often decide whether or not they want to buy your house in the first 10 seconds. As such, it so important that the impression of your home from the road (curb appeal) is a compelling one. To test, go stand at the beginning of your driveway and view your home. What do you see? Consider sprucing up the things you can so that the first impression wows.

 

2.De-Clutter

This goes for garages, backyards and any room in your house. Not only can clutter look tacky and unkept, but it will also make a room appear smaller or more cramped than it is. If you have a problem with clutter it may be worth storing your excess stuff with a friend or storage company especially when showing your home.

 

 3. Super Clean!

This isn’t just ‘a friend are coming over for dinner’ kind of clean. This is a ‘complete overhaul, may take you a few days’ kind of clean. While it may not sound fun, this is one of the simplest and most cost effective ways to increase the likelihood of selling your home for the right price. Just like a car dealership doesn’t sell their cars covered in dirt or mud, your effort to making your home appear pristine will be well rewarded.

 

4. Let the LIGHT in

Light is your friend when it comes to selling a home. You want your home to seem well illuminated and bright, especially from natural light. Not only will things look better this way but natural light has been proven to lift moods which can only assist in getting people to feel good about your home.

 

5. Eliminate Smells

This is a no-brainer but often requires a third-party to diagnose successfully. Since we are so accustomed to our own home and its particular scent, consider having a friend walk through your home and see if they notice any off-putting smells. Whether it’s pets, smoke, exotic foods or even excessive perfumes, all of these distract buyers from focusing on the winning parts of your home.

 

6. Remove Personal Touches

It’s ok to have a few pictures on the wall. Yet just like above, if you entire home is plastered with pictures, trinkets, deer antlers and more, it’s going to distract from buyers feeling at home in your place. Less is more with personal touches as buyers want to imagine their stuff hanging from your walls.

These tips should help those out there who are looking to maximize the value and desirability of their home.
